Facility Supervisor
Under the direction of the VP of Real Estate and Facilities, and consistent with the Christian Mission of the YMCA, the Facilities Supervisor is responsible for overseeing the maintenance, cleanliness and safety of the camp facilities, land, waterfronts, lake, specialty program areas, and natural areas of camp. At Camp Harrison this includes over 2,000 acres of land, streams and trails and a 140 acre lake and dam. This is accomplished through the coordination and direction of maintenance staff, housekeeping staff, landscape vendors, HVAC contractors and all other subcontractors. This position will be on-call for all facility emergencies as well as snow and storm events. Additional responsibilities include all maintenance of buildings, grounds, equipment, water and septic systems. Work hours include nights, some weekends and holidays as required.
ESSENTIAL FUNCTIONS:
Hire, supervise, train, develop, evaluate and empower full time and part time facility and equipment maintenance staff. Manage continuous inspections of the buildings and grounds for the purpose of repairs, cleanliness, safety and necessary purchase. Partner with Executive Director and Facilities Team Leaders in developing annual Facility Capital Expenditure Plans. Oversee and perform a variety of facility maintenance tasks to ensure a high quality and safe experience for members of the YMCA of Greater Charlotte. Maintain water and septic systems to comply with state regulations. Research, make decisions around, accepts bids, schedule work and oversee work performed by outside contractors. Responsible for the security of camp property. Maintains and improves the environmental integrity of the camp property. Develops and implements plans for fire safety of the buildings and grounds. Proactively communicate with leaders on current and future facility maintenance and capital needs. Oversee prompt repairs of equipment, systems and property. Responsible for emergency repairs 24 hours a day. Follows guidelines set by Risk Management Assessment, ADA, American Camping Association and OSHA regulations. Coordinate and monitor any contract labor to ensure quality services are performed on time and within budget. Develop and manage the Maintenance and Housekeeping budgets and complete related reports as necessary. Establish an all-embracing, internal quality control system to maintain facility readiness. Coordinate with center departments for any repairs or maintenance that cannot be done during regular working days and manage schedule accordingly. Coordinate site appointments for any contract labor to ensure quality services are performed. Manage facilities staff schedules to ensure appropriate coverage, adjusting schedules as necessary for the changing seasons and workloads. Manage contracted vendor relationships, i.e.: tree services, Army Core of Engineers, office supplies, HVAC, etc. to ensure specifications are met. Participate in all full time staff meetings and retreats. Know and understand the YMCA and center policies and procedures. Manage maintenance and upkeep of specialty program areas (paintball, ropes courses, pool, waterfronts, etc), alongside Program staff, to safe effective end use. Perform other duties as assigned.

QUALIFICATIONS:
2 year degree from an accredited college or technical school or equivalent work. Minimum five years successful experience working in high use commercial buildings, equipment repairs, and Safety/Risk Management, ie: OSHA, ADA, fire and security alarms, pool operations and fitness equipment. Minimum four years experience in personnel administration, fiscal management, staff development and training. Must be experienced in building and grounds maintenance, carpentry, electrical, plumbing and landscape. Working knowledge of the components of a commercial building envelope (roof, brick, façade, windows, doors, etc.) and ability to diagnose and make basic repairs. Understanding and ability to interpret construction documents. Proven ability to work independently and prioritize multiple projects. Basic understanding of city/county permitting process as it relates to maintenance repairs. Experience in vendor selection for repairs and contract negotiations. Good oral and written communication skills and the ability to relate to members, volunteers and YMCA staff. Working knowledge of Microsoft Office- Word, Excel, PowerPoint, etc. Organized with demonstrated supervision skills and the ability to develop and manage a budget.
